How Roof Repairs and Maintenance Can Prevent Disasters and Insurance Denials

tower-roof-3621818_640The state of a building’s roof can have a strong influence on how well the property copes with wild weather and windstorm events. But being largely out of sight it could be easy to overlook roofing system maintenance on your property.

It’s a crucial matter to attend to though. Lately we’ve had a few claims come through for building damage that could have been avoided had the roofing systems been in good repair.

It’s also important to be aware that all or part of an insurance claim could be denied if the damage is found to have been caused by poor roof condition. This recently happened to a client who lodged a claim for water damage amounting to around $22K. While $10K for building damage was covered, the remaining $12K for roof repairs was not.

What to look out for in inspections

Roof inspections should be done regularly, and especially after a major storm. Items to look for include missing or cracked tiles, gaps in the roof flashing, rusting, pooled water, and cracks in the roof covering. Mouldy odours inside the building or water stains on the ceiling could also be an indicator of water damage.

Gutter maintenance is also essential. A clogged gutter system can impede good drainage and increase the risk of flooding inside the building. Water build-up can also lead to gutter collapse.

So, make sure to conduct periodic roof inspections and to have your gutters regularly cleared out. And if any serious roofing system repairs are required, they should be done by a professional roofing contractor with their own liability insurance cover.
